EPC C by 2030
From 1 October 2030 every let home in England must reach EPC C on the new metrics, with spend capped at £10,000.
- one deadline for every tenancy
- 1 Oct 2030
- on the new metrics
- EPC C
- cap on required spend
- £10,000
- fine per breach
- £30,000
How it works
By 1 October 2030 every tenancy must meet EPC C or equivalent, with no earlier date for new lets.
Spend up to £10,000 per property on the recommended measures; hit the cap short of C and register an exemption.
Settled policy, not yet law: regulations are due in 2027, so the date is marked expected.
Your dates, on a line
Example: today, Sunday 13 September 2026, EPC issued 1 September 2018, rated D.
- Today
- EPC expires: renew before you next market the property
- Commission a new-metric EPC and plan the works to reach C, expected
- Every let home must be EPC C or better, expected
Do
- Get a new EPC on the new metrics before 1 October 2029 if you are below C.
- Improve against that new certificate, then get a final EPC to prove it.
- Keep the certificate in date: it lasts 10 years and you need a valid one to market.
Do not
- Improve against the old EPC: the new metrics can leave you short.
- Renew mid-tenancy for its own sake: an EPC only has to be valid when you let.
