How it works
Every gas appliance, pipe and flue you own is checked at least once every 12 months.
The tenant gets a copy within 28 days, and a new tenant gets the current record before moving in.
A check done in the two months before the deadline keeps the old anniversary.

Do
- Book for the month before, every year, so the date never drifts.
- Keep each record until two more checks have been done.
- If the tenant will not let the engineer in, write, offer dates, keep copies.
Do not
- Let the check slip: a late one moves the anniversary earlier for good.
- Forget the copy: the 28 days start on the day of the check.
- Answer "no gas" if there is any gas appliance or flue you own.
